Community banks remain an important source of commercial real estate loans, even in this unprecedented era of ever increasing bank regulation and consolidation. I have been preparing commercial real estate loan packages for over 12 years.
I negotiate and draft commercial real estate loan packages for community banks at reasonable rates. My packages include acquisition loans, construction loans, refinances, and assumption loans. Each package is individually tailored for the facts and circumstances of each loan. Loan documents include, but are not limited to:
- Closing instructions
- Promissory Note (real estate lien, term, revolving, etc.)
- Deed of Trust
- Collateral Assignment of Rents and Leases

Services include interaction with title companies and others involved in the transaction, review of title commitments. I work closely with the loan officer and others at the bank, the title company and others by assisting with issues that may arise in the course of the transaction.
In addition to loan origination documents, I prepare forbearance agreements, modifications and renewals; review of post-loan plats, easements, condemnations and other instruments affecting the bank’s collateral, and the corresponding lien subordination agreement and other instruments as needed.
